For one of his clients, FJ Cooper / Ferdinand Cooper stated the following PC values for a house of 600sqm under roof:
Built in cupboards - 70,000 rand (For 5 bedrooms + 1 Maids Room)
Air con for 5 rooms - 56,800 rands
Doors (2.4m Oak) - 1,200 rands per door including locks etc.
30m of glass balustrades - 1,500 rands per meter
Skirting - Included in tender, 100 rand per meter
Aluminum shutters for outside of house - 160,000 rands
As the client is a foreigner, he did not know if the PC were sufficient. When he asked FJ Cooper / Ferdinand Cooper if the PCs were sufficient, Ferdinand assured the client that it was.
However, the client later learnt that the PCs were grossly insufficient. When confronted, Ferdinand Cooper / FJ Cooper said that they intended to build the cupboards themselves (to save cost, but inevitably dragging the lead time). They then removed the PCs from the signed contract, and asked the client to pay for the PCs separately to other contractors.
FJ Cooper / Ferdinand Cooper also invoiced the client for 103K+ for air cons (much higher than his own PC). Even though the client paid, FJ Cooper / Ferdinand Cooper ran away with the air con money!
The client also paid almost triple the cost for glass balustrades.
FJ Cooper supplied only Supawood doors instead of tender specified Oak doors. They also sanded and painted the doors themselves to save on cost.
FJ Cooper / Ferdinand Cooper also did not supply any skirtings. The skirtings material and labour were paid by client, but no cost savings were passed down to the client at all.
FJ Cooper / Ferdinand Cooper ran away with the shutter monies and did not return for it.
